Facilities

Everything you need, all in one place. The Biscuit Factory is designed to make student life easier, more social, and stress-free. Enjoy all bills included, high-speed Wi-Fi, and a fully equipped gym, or unwind in the cinema room, games room, lounge, and private dining area. Need to focus? The dedicated study room has you covered. Outside, the courtyard is perfect for fresh air, while practical touches like bike storage, laundry, reception, and on-site maintenance keep life running smoothly. With CCTV, a welcoming on-site team, and regular residents’ events, you’ll feel safe, supported, and part of a vibrant student community.

Student Wellbeing

Reception and security staff are onsite so there’s always support and advice available – if you need it. You want to achieve your independence and we are committed to helping and supporting you to do just that.

In The Biscuit Factory we promote the mental, physical health and emotional wellbeing of all staff and residents. We actively encourage students and staff to look after their mental health and encourage residents to discuss any issues relating to emotional wellbeing without fear of stigma.

Security staff are available throughout the night to address any issues which may arise outside of office hours to provide additional advice and assistance to residents as required.

How does the process work?

You will create and submit a application through the Ulster University accommodation portal.
Once received, Residential Services will pass your application on to Biscuit Factory.
Biscuit Factory will send you out a guarantor form from this email address: drew.barnes@thisisfresh.com. This form must be completed and returned before your application can begin to be processed.
You will then receive an email from no-reply@rentcafe.com. Follow the instructions on the email to set up an account with Biscuit Factory.
Once you have created your account, log in and sign your tenancy agreement. Your guarantor must do the same to complete the process. We ask the tenancy agreement is signed by both parties and returned within 7-10 days.
You have secured your accommodation! Biscuit Factory will be in touch closer to your arrival date with check in details and how you can book your move in slot.

The payment plan options available to you will be dependent on whether you have a UK Guarantor or not.

With a UK Guarantor

If you have a UK guarantor you have 2 payment plan options:

1. Pay rent in full (due a minimum 6 weeks before your check in date).

2. Pay rent in instalments throughout the year

1st Payment - due on 15 August (or 48 hours after signing tenancy agreement)
2nd Payment - due on 7 October 2026 (7 weeks rent)
3rd Payment - due on 14 January 2027 (16 weeks rent)
4th Payment - due on 6 April 2027 (13 weeks rent)

Without a UK Guarantor

If you do not have a UK guarantor you have 1 payment plan option:

1. Pay rent in full (due a minimum of 6 weeks before your check in date).

Other payment options may be available - please discuss with the Biscuit Factory property team.

How to Make Payment

Biscuit Factory will accept several different methods of payment including:

Payment online via your Biscuit Factory student account *Most recommended*
Payment in person at the reception desk
Payment over the telephone with the property team
Payment by bank transfer (please ensure you use your name and student ID as the payment reference). Please note that international bank transfers may incur charges for your bank, this will need to be taken account of when making payment. To pay using this method, enquire about bank details with the Biscuit Factory property team.

Cash will not be accepted for any reason.

Semester 1 - 20 week contract (5 September 2026 to 23 January 2027)
Semester 2 - 24 week contract (23 January 2027 to 10 July 2027)
