Reception and security staff are onsite so there’s always support and advice available – if you need it. You want to achieve your independence and we are committed to helping and supporting you to do just that.

In The Biscuit Factory we promote the mental, physical health and emotional wellbeing of all staff and residents.   We actively encourage students and staff to look after their mental health and encourage residents to discuss any issues relating to emotional wellbeing without fear of stigma.

Security staff are available throughout the night to address any issues which may arise outside of office hours to provide additional advice and assistance to residents as required.

How does the process work?

1. You will make an application through the Ulster University accommodation portal.

2. Once received, Residential Services will pass your application on to LIV Student.

3. LIV Student will reach out to you with your tenancy agreement via Concurrent.

4. You have 7 days once you have received your tenancy agreement to sign and return to LIV Student. If 7 days have passed and tenancy agreement has not been signed and returned, your room offer will be withdrawn.

5. LIV Student will review your signed tenancy agreement and contact you should they require further information. Once happy, LIV Student will also sign the tenancy agreement completing the contract.

6. Your guarantor (if not done so already) will receive an email inviting them to become your guarantor. Once complete, you have secured your accommodation and will receive a copy of your contract via email.

Payment Options for Belfast LIV

The payment plan options available to you will be dependent on whether you have a UK Guarantor or not.

With a UK Guarantor

Payment Plan Options

If you have a UK Guarantor you have 2 payment plan options available to you:

1. Pay in full in advance

2. Pay in instalments in line with the student loan dates:

  • 15th August - 5% of total rent (or 48 hours after acceptance on to an Ulster University course)
  • 5th October - 29% of total rent
  • 5th January - 33% of total rent
  • 5th April - 33% of total rent

UK Students Guarantor Information

In order to be eligible to pay rent in instalments, UK students need to provide the details of someone who will act as their guarantor. The guarantor is usually a parent or guardian, but can be a sibling or a family friend, as long as the person named is also resident in the UK and is prepared to accept the obligations of being a guarantor. This means accepting that they are legally bound to pay any outstanding rent if you (the student) fail to do so for any reason.

The accommodation owner may need to verify the identity of the proposed guarantor and can refuse to accept any guarantor who cannot be located on the electoral roll. However they will not verify their residence status or income and so any adult UK resident is acceptable as a guarantor in most circumstances.

If you are a UK student but you don’t have someone who will act as your guarantor, you can use the Ulster University Guarantor Service

Students Outside of UK Guarantor Information

This includes students living in the Republic of Ireland, Gibraltar, the Isle of Man and the Channel Islands. If you are resident outside the UK but have someone in the UK who is prepared to act as your guarantor, it is possible for you to pay in instalments.

If you are unable to pay in full  Ulster University  is proud to partner with Housing Hand for the Ulster University Guarantor Service to help UK, EU and International students, provide a qualifying UK Guarantor.
